The final deliverable is a clean Excel/Google Sheets file identifying potential acquisition targets that are currently off-market. 2. Required Data Columns For every park found, the following data must be provided: 1. Park Name (Legal or Trade Name) 2. Full Physical Address (Street, City, Zip) 3. Total Units/Pads (Estimated via Google Earth or County Tax Records) 4. Current Owner Name (Individual or LLC name found on the deed) 5. Owner Mailing Address (Where tax bills are sent; essential for direct mail) 6. Last Purchase Year (The specific year the current owner acquired the property) 7. Last Purchase Price (The recorded sale price on the most recent deed) 3. Required Skills • Pennsylvania Property Research: Proven ability to navigate PA county tax assessor and recorder of deeds websites. • Data Integrity: Experience delivering clean spreadsheets without duplicates or "broken" addresses. • Real Estate Knowledge: Ability to distinguish between a mobile home park and a standard residential subdivision. You must also be able to distinguish between a "Mobile Home Park" and an "RV Resort" or "Modular Home Subdivision." • Advanced Web Scraping ability. • Real Estate Data Experience: Familiarity with U.S. property records and parcel searches. • Access to databases like Crexi, Realist and loopnet among others 5. Quality Standards • No RV Parks: Do not include seasonal campgrounds or RV resorts. • No Multi-Family: Do not include standard apartment complexes. • Verify the "Year": The "Last Purchase Year" must be the date the current owner took title. 6.
