Criteria: • Blocks of flats / multi-unit residential • Ideally 7 units or more (but include smaller if very strong BMV) • BMV / distressed / motivated seller opportunities • Good discount to market value (ideally 20%+) • Projects with clear value-add / refurbishment upside • Include deals UK-wide (location flexible for right opportunities) Deliverables: A Google Sheet or Excel spreadsheet with: • Property address • Number of units • Asking price • Estimated market value (with source/method) • % discount (BMV %) • Link to listing • Reason for discount (e.g., condition, probate, portfolio sale) • Brief notes on value-add potential and estimated costs • Estate agent / seller contact info Optional: • Valuation comps • High-level refurbishment cost guide Frequency: One-off list initially (minimum 10–20 blocks), with potential ongoing work.
