Description: I need an experienced UK property researcher to compile a list of Below Market Value (BMV) and probate properties outside the M25 that meet the criteria below. Criteria: • Location: Outside the M25 (UK) • Price range: £200,000 – £350,000 (but consider higher for exceptional deals) • BMV / Probate / Forced sale / Motivated seller listings • Minimum 20%+ below market value • Focus on deals with value-add potential • Prefer probate / distressed / under-market opportunities Deliverables: A Google Sheet or Excel spreadsheet with the following columns: • Address • Asking price • Estimated market value (with source) • % BMV calculation • Link to listing (Rightmove / Zoopla / OnTheMarket) • Seller type (Probate / distressed / other) • Reason for BMV (probate, condition, etc) • Notes on value-add potential • Estate agent contact (if available) Frequency: One-off list to start (minimum 30–50 properties), with the option to weekly updates if results are good. Requirements: • Experience sourcing UK property deals • Ability to demonstrate prior work or examples • Prefer someone familiar with Rightmove/Zoopla data and market valuation methods
