Hi Atta, I run a short-term rental portfolio of 34 properties and we are planning to scale further. Currently, each property has its own Google Sheet shared with individual owners for live income and expense tracking. We also operate: • Separate staff float sheets • A central bank ledger • Individual property income/expense tabs • Monthly reconciliation across all properties The system works, but it is becoming time-consuming (2–3 full days per month at month-end), and I’d like to centralise the structure into a master transaction database while still maintaining separate owner-facing sheets. What I’m looking to build: • One master portfolio ledger (single source of truth) • Automated property-level filtered sheets for each owner • Automated bank reconciliation structure • Portfolio dashboard (per property P&L, total portfolio net, expense breakdown, etc.) • Clean month-end process that reduces manual work • Scalable architecture to grow to 50–80 properties I do not want to move to external accounting software at this stage — I want to remain within Google Sheets.
