We are a Homeowners Association (HOA) in the Czech Republic seeking an experienced BIM professional to develop a structured BIM model from complete as-built documentation (DWG + PDF). Building parameters: • 12 above-ground floors • 3 basement levels • 89 residential units • Approx. 700 m² per floor • Full architectural and MEP as-built documentation available This is NOT a visualization project. The model will be used for: • Energy cost allocation (heated floor area calculations) • Identification of building envelope exposure • Long-term maintenance and facility management planning Data quality and structured outputs are more important than visual appearance. Phase 1 – Data Extraction (Priority) • Calculate Chargeable Heated Floor Area per apartment and per room • Identify envelope exposure (external walls, roof slabs, floors above unheated spaces) • Deliver structured Excel exports: Apartment → Room → Area → Exposure type Phase 2 – BIM Passport Model (LOD 300) • Model structural walls, slabs, ceilings, openings • Define Rooms and Apartment zones • Include main building envelope • Include technical rooms and major building systems • As-built / passport level only (no fabrication-level detail) Deliverables • IFC model (OpenBIM required) • Native source file (Revit or Archicad) • Excel schedules (areas, room lists, envelope data) • Structured naming and classification system Full intellectual property and ownership must transfer to the HOA. Required Experience • 3+ years BIM experience • Residential multi-storey buildings • Experience modeling from DWG as-built documentation • Strong knowledge of Room/Area schedules • Understanding of IFC classification (IfcSpace, IfcWall, IfcSlab) • Ability to extract structured datasets ⸻ Please Answer in Your Proposal 1.
