π About the Project
I manage a short-term rental (Airbnb/Booking.com) property management company in MedellΓn, Colombia. We currently manage 4 apartments and are scaling fast. Right now, our operations are mostly manual β we respond to guest messages by hand, coordinate cleaning via WhatsApp, and handle check-in instructions one by one.
I need someone to build a complete automation system that runs our guest communication and operations on autopilot. The goal: our team should only intervene for real emergencies. Everything else runs automatically.

1. Airbnb Guest Messaging Automation
Connect to the Airbnb API (or a channel manager like Hostaway/Lodgify/Guesty) and trigger automated messages at the right moments:
Booking confirmed β Welcome message (within 2 min)
24h before check-in β Full check-in package: address, access code, parking, WiFi, house rules
2h before check-out β Check-out reminder with instructions
1h after check-out β Review request message (optimized for 5-star conversion)
During stay β AI-powered auto-replies to common guest questions
2. AI Receptionist ("Valentina")
Build an AI agent trained on our property knowledge base that:
Responds to guest messages on Airbnb Messaging, WhatsApp Business, and Instagram DM
Handles FAQs: WiFi, parking, check-in times, early check-in requests, local recommendations
Knows each property's specific details (access codes, amenities, rules)
Escalates to the human team when it can't resolve something (with full context summary)
Target: resolve 80%+ of messages without human involvement
Tools I'm open to: Claude API, OpenAI GPT-4, or similar LLM. The agent should feel like a real person, not a bot.
3. Cleaning Coordination Automation
When a check-out is detected:
Automatically notify the cleaning team via WhatsApp with: property name, check-out time, next check-in time, and a digital checklist
Send an alert if cleaning is not confirmed before the next check-in
Optionally: photo verification step before the task is closed
4. Review Monitoring & Alerts
Monitor new reviews across platforms
If a 1-3 star review comes in β instant alert to the team with the review content and a suggested AI-generated response
5. Owner Dashboard Notifications (nice to have)
After each stay, send the property owner a summary: guest name, dates, income, guest rating
