Target Market: Eastern Pennsylvania, primarily: Northampton County Lehigh County Berks County Bucks County Monroe County What You Will Do Daily: Review and clean daily homeowner/MLS-style lead reports Filter leads by target counties Remove duplicates, junk records, stale leads, and weak leads Identify likely off-market seller prospects based on: absentee ownership vacancy long ownership high equity mortgage position owner occupancy deed/ownership indicators Score each lead using my Google Sheets scoring system Label leads as Hot, Warm, Cold, or Reject Build and update: Top 10 Daily Call List Top 10 Text List Top 10 Email List Update Disposition Tracker and Dashboard after outreach results come in Keep the data clean, accurate, and actionable Tools: Google Sheet ChatGPT or Claude for lead analysis support Realestate lead data / MLS-style reports What I Need From You: Strong attention to detail, clean, verified, quality leads Experience with real estate leads, skip tracing, or seller prospecting Comfortable working with spreadsheets and formulas Able to follow scoring rules exactly Able to work fast without getting sloppy Reliable daily turnaround Ideal Candidate: You have experience with real estate lead management, acquisitions support, inside sales support, or lead list building. You understand the difference between a generic homeowner list and a real seller prospect. You know how to organize lead data so a sales team can actually use it.
